Clayton Heights Neighbourhood Profile

Why Move to Clayton, Surrey?

Clayton Heights has become a very dense, bustling and ever expanding community with young families pouring in! As a newer community most of the homes, schools and amenities are modern

Location:
East Surrey, North of the Fraser Highway and bordering Langley

Types of Homes:
Expect to see mostly newer detached homes on smaller lots, townhomes and condos.

Many of the detached homes have basement suites and what we refer to as ‘lane homes’ or ‘coach homes’. There can be issues with finding parking because so many people are opting for one of these ‘mortgage helpers’ in their home so you may want to be extra aware if you’re buying in that area.

Market Review (Jan. 2022):
Average detached home $1,834,693 up 33.3% over last year
Average townhome $980,969 up 47.4% over last year
Average condo $586,950 up 38.5%

Transportation:
Although parking can be an issue, transit is not.
There is easy access off of the Fraser Highway and Highway 176 which is the main throughway down to the US border or north to the #1 Trans Canada Highway.
Translink will be extending the Skytrain to Langley by 2028 and there will be 3 stops running through the heart of Clayton.
